Financing and notaire

First and foremost, organizing your finances is crucial at this stage. If you decide to borrow money, determining your payment strategy for your upcoming residence is essential. We will share several mortgage brokers contact who specialize in assisting foreign investors.

Reaching out to a Notaire at this stage is essential. The Notaire will guide you through the entire sales process. Selecting a Notaire ahead of time could also expedite proceedings if you get an accepted offer from the seller. We’ll also introduce you to other professionals like tax advisors, architects, and contractors. Our goal is to simplified the transaction process for you.

Sign our search agreement

We’ll set up several Zoom meetings with your agent and our partners. In these meetings, we’ll clearly explain each step of the buying process. Our aim is to make the transaction as straightforward as possible for you, so there are no surprises when you finalize your purchase.

If you find our tailored contract suitable, we’ll forward our “Search Buying Agreement” for you to e-sign, so we can commence your search immediately!

The Search Phase

Start the hunt

Your dedicated buying agent will help you find the perfect property in Paris. Unlike other places like the United States, Paris doesn’t have a shared listing system for real estate (No MLS). So, your personal buying agent will check all available properties from every real estate agency, and also private sales, to find ones that meet your needs. Plus, our strong network build over the years mean you also get to see special off-market deals you won’t find anywhere else!

Property update and criteria refinement

You are not in Paris? No problem, our experts and advanced technology enable us to facilitate deals for you entirely remotely.

We continually update you on the search progress by sending detailed descriptions, photos, and videos of the properties your agent has visited for you. Your feedback is crucial at this stage, allowing us to fine-tune the search criteria.

When you come to Paris, we will make your property search as seamless as possible. We’ll organize a detailed tour itinerary to introduce you to homes that tick all your boxes. As we wander through Paris’s unique neighborhoods, we’ll share insights into their distinct characters and ambiances.

Negotiation skills

We facilitate direct communications with sellers or their representatives, providing objective advice during price and purchase term negotiations. There is no conflict of interest. We are working for you, the buyer! Once we identify the ideal property for you, we’ll analyze the comparable sales and collaborate on formulating the most effective offer strategy to secure the best deal for you. As local and international expert we will save you time and money to get you the deal possible.

The closing

Get your keys

After your offer is accepted, the seller’s notary prepares the sales agreement, known as ‘promesse de vente’. Once everyone is okay with the terms, you sign it and then have a 10-day period to change your mind legally. Your notary checks all the details during this time. We stay in touch with you and everyone involved to make sure your interests are protected and the contract includes everything we’ve negotiated for you.

Before finalizing the sale, we’ll inspect the apartment one last time, 24 to 48 hours before the deal is done, to ensure everything is as it should be. Your notary will then transfer the payment to the seller.

If you have to leave France before the sale is complete, we can handle the final steps on your behalf with a power of attorney, or your notary can do this.

Even after the sale, we’re here to help. We’ll connect you with services for money transfers, decorating, building management, or renting out your new place.
